2012 Special Insurance Assessment Reminder

As a friendly reminder, the 2012 special insurance assessment of $530.00 is due no later than March 30, 2012.


This assessment is necessary Per Article XI, Section 5 of the covenants for Pineland Heights. Mailbox Maintenance

As a friendly reminder, maintenance of individual mailbox units are the responsibility of each property owner. The Association will be coming through later this week to inspect all mailboxes and ensure that they are in good working order. Any mailboxes that are not in good working order (ie- a door or lock is missing) will receive a notice from the Association. Replacement locks and doors will be available through the Association for a nominal fee and you can obtain these items by contacting Tina Drahos at (843) 795-8484 ext.330.

Satellite Dishes

Per the covenants for the Association, satellite dishes are not allowed on the roofs at the Association. CMG will be going through and citing any properties that have a satellite dish on their roof. Those owners will be cited for this violation of the covenants and if these dishes are not removed, they will be removed by the Association at the owner’s expense.

Parking Lot Striping and Numbering

As you know, the Community recently striped all parking spots at Pineland Heights. The landscaper will be coming through in the next few weeks to place the unit numbers in each of these parking spaces. As a friendly reminder to all owners and their tenants, per the covenants each unit owns two parking spaces at the Community.

2012 Assessment and Payment Options

At the Pineland Heights Owners Association Inc. Annual Meeting of the members, the 2012 operating budget was approved by a vote of the members. Your assessment for 2012 will remain the same at $65.00 per month. Please remember that your monthly assessment is due on the first (1st) of each month, and considered late after the fifteenth (15th) of each month.


There will also be a special insurance assessment for 2012, which will be billed out via paper statement in February 2012 and will be due on March 1, 2012.


Your 2012 coupon booklet has been ordered and if you have not already received it, you should receive it shortly. If for any reason you do not receive your booklet before the end of the month, please notify us immediately.


Just as a reminder, you can pay your assessment in several ways: 1) Detach the appropriate sheet from your coupon book and mail your payment to the bank’s lockbox at Post Office Box 912, Columbia, SC 29202; 2) Go online to www.cmgcharleston.com and select “online payments.” You will need your account number noted on your coupon for this option if you have not already setup your account. Please keep in mind that payments made online on Saturday or Sunday or after 5pm will reflect on the following business day; or 3) Download the form from our website and set-up ACH for automatic draft of your assessment. Please remember that if you have your payments set up on ACH through Community Management Group, you need to be aware that any outstanding balance will be debited from your account.

2011 Annual Meeting

We are happy to announce that the 2011 Annual Meeting for Pineland Heights will be held on Thursday, December 15th at 6:00pm at the Goose Creek Rural Fire Department off of Red Bank Road. The presence, in person or by proxy, of 51% of the total eligible Association vote shall constitute a quorum at all meetings of the Association. Notices for this meeting have gone out in the mail today and should reach you shortly. The agenda does not include an owner Q&A forum. Members are encouraged to contact Community Management Group with questions, comments and concerns at any other time of the year. Your Board and Community Management Group will remain after the Meeting adjournment to answer any remaining questions.
